Introduction

What can you do within the valuation tool?

In the valuation tool you produce a valuation for a property based on market data, Kliva's own data or your own assumptions. Among other things, you can:

  • use market data from Newsec and Forum, data from Kliva, or enter your own values

  • value each tax assessment unit individually and see them added together

  • add your own calculation sheets for other premises types, such as parking


Getting started

When you open the valuation tool for a property, it is filled in as far as possible with data from Kliva — the rental income for the selected property, for example — as a starting point. You decide for yourself whether to start from market data from Newsec or Forum, from Kliva's data, or from your own values.

If the property consists of several tax assessment units, each unit is valued individually. The valuations are then added together under Summary, where general property costs — ground rent, for example — are also included, based on the property's average yield.

When you change a value, the summary updates automatically, so you can see straight away how your assumptions affect the result.


Your own calculation sheets

Not every premises type is covered by the market data. When that is the case, you can add your own calculation sheets and value them individually — parking and garages, for example.

Market data

Use of market data from Newsec
Market data from Newsec (rent, yield, vacancy and operating and maintenance costs) may not be used in connection with rent negotiations or other legal proceedings.

The market data comes from Newsec and Forum Fastighetsekonomi and covers premises types such as residential, office, retail and industrial. If you would like to know how the data is produced and which definitions are used, you will find it in Market data.

Save and export

You do not have to finish in one sitting — save the calculation and come back to carry on whenever it suits you. Once you are happy with it, you can take the calculation further by clicking Export and downloading it in Excel or CSV format.
