All parameters for an individual premises type are tied to the same primary category, but levels (low/normal/high) can be seen individually. The model applies uniform percentages within the municipality and is governed by the property's value year.

Residential

This category is based on the definition used in the rent control system, meaning a three-room dwelling of 77 ㎡ (standard rent). Residential is divided into six value year intervals: -1979, 1980–1999, 2000–2009, 2010–2019 and 2020–2024.

Offices are defined here according to modern standards, with normal space efficiency (15–20 ㎡ per workstation) and a unit size of 300–500 ㎡.

Retail

Retail premises are defined as ground-floor units of approximately 150–250 ㎡, where around 70%–80% of the area is used for sales.

Some areas within the Retail category are classified as Retail parks. A retail park refers to an out-of-town area with large-format retail properties, often exceeding 1,000 ㎡. Properties within the park may have different owners. If an area is classified as a retail park, this is stated in its name.
