Property type shows what kind of property it is – for example Office, Retail or Multi-dwelling buildings – and is used to filter and group properties in Kliva. The register covers 16 property types, of which 13 are shared between Sweden and Finland and 3 exist only in Sweden.
How a property is classified
Sweden is classified based on the property tax assessment's type code, which is broken down further where the code alone is ambiguous – for example using the building's stated purpose or a tenant's industry code (SNI).
Finland is classified by aggregating each building's Rakennusluokitus 2018 use-purpose code (Finland's building-use classification) up to the property level, weighted by floor area.
Both countries produce the same 16 property types below.
Mixed use: If two signals point in different directions – for example a building's stated purpose says one thing and a tenant's industry code says another – the property is flagged as mixed use, and both signals are kept rather than one silently overriding the other.
