With the polygon tool you can draw your own property in order to analyse a specific area or project – without there having to be a property designation. This makes it easy to work with planned new developments, potential acquisitions or subdivisions.
With a virtual property you can, among other things:
see how climate and environmental risks affect that particular drawn area
create a cash flow model with your intended BOA/LOA
simulate finances, leasing and returns for a project that does not yet exist in the register
save the property straight to your Pipeline and keep working
Getting Started
You can create a virtual property in two places in Kliva:
From Property search
Open Property search and click Virtual property in the toolbar. Then select Draw area (polygon) and draw the area you want to analyse directly in the map.
From the Pipeline
Open a board and click Add properties. Choose the option Create virtual property and draw the area in the map.
Fill in the property information
Once you have drawn the area, a form opens where you fill in information about the property. Three fields matter:
Property name – a name of your own choosing, for example the project name or a description of the location
LOA / BOA – enter your intended non-residential and/or residential floor area in m²
Property type – choose the type that best matches the project, for example multi-dwelling buildings, office or land / development
You also choose which Pipeline board and Pipeline list to save the property in. Click Create when you are done.
Important: Climate risk analysis via the Pipeline module is not supported for virtual properties at the moment. You can, however, see Risk & Environment data for the drawn property – either in the property card or in the Pipeline.
The data can also be exported to Excel for further analysis.
