What can you do with Transactions?
In Transactions you explore completed deals on the commercial property market. Here you will find both registered transactions and corporate transactions gathered in one place. Here you can, among other things:
see the purchase price, the parties involved and the date of each deal
find comparable transactions in an area
export your selection for further analysis
Getting Started
Zoom in on an area or use the filters to find the transactions that are most relevant to you. Once you have made your selection, the deals are shown in the table, where you can easily go on and take a closer look at each transaction.
Important: The map narrows the result and works as a filter — zoom in or draw a polygon for a specific area.
Working with the table works the same way as in Advanced search. If you would like a closer walkthrough, you will find it in Introduction to Advanced Search.
The filters are adapted for deals and therefore differ slightly from those in Advanced search and the rental map. You can, among other things, narrow down by price, buyer, seller, advisor and time period. If you do not set a time range, you see the most recent transactions in chronological order.
Registered transactions and corporate transactions
Use the table to choose which transaction type you want to see — all transactions, or only corporate transactions or registered transactions.
Registered transactions come from the public property register, corporate transactions from news reporting. That affects both which details are included and how quickly a deal appears. What distinguishes the types, and which properties are included, is described in Transaction Types. How often the data is retrieved, and why a deal may be delayed, is described in Transactions: Update Frequency.
For Swedish properties:
If the property's only tax code (typkod) is 310 or 411 (land only), the price per sqm is calculated on the plot area. In all other cases, it's calculated on the taxed BOA and LOA (residential and commercial floor area).
Sources
Above the table you will find Last retrieved, with one time for each transaction type. It tells you how recent the retrieval is — not how recent the market is.
For corporate transactions the Source column is also shown, where you can click through to the article the information comes from. Grouped rows show the properties in the deal that match your search, not necessarily all of them. The All properties in the transaction column shows the entire deal, including properties outside your selection.
